Where do I start with Staging my home?
It is recommended that all occupied homes start with a detailed "walk and talk" consultation with a written staging report (Home Action Plan) so we can develop a plan of attack to help you sell your home fast and for the best price possible. We follow a "FEEL HOME" design process in each room that ensures maximum return on investment (ROI) for every staging dollar spent. If you are a DIYer, this may be all you need to get the objective, expert advice needed to transform your home and achieve a quick sale. If you are feeling overwhelmed with preparing your home to sell or just need someone else to do the work for you, we can help!
Check out our occupied Home Staging service options below.
The consultation takes up to 2 hours in the home and includes creation of a personalized "Home Action Plan" report with recommendations for the following:
- Furniture arrangement and flow
- De-cluttering, depersonalizing, and optimizing space in each room
- Highlighting architectural features and guiding the buyer's eye to high value assets
- Lighting, window treatment, and accessory arrangement
- Color advice and emotional connection points in each space so buyers fall in love!
We will also discuss shopping list items that should be purchased to create the model home look as well as any cosmetic changes that will have a powerful ROI or are simply necessary to sell in your marketplace.
Mini Staging Day
This service can take up to 4 hours in the home with an additional 2 hours of planning/prep time and includes:
- Main living area staging and emotional connection points set up
- Kitchen staging and organizational strategies
- Main bathroom and master bedroom staging
- If time permits, we will tackle other key living areas so your home is show ready.
We will bring in essential staging accessories to give you a "visual shopping list" of what to purchase for modernizing your home and setting the stage for buyers to fall in love. You will also walk away with beautiful "after" photos of your staged rooms.
Full Staging Day
This service can take up to 7 hours in the home with an additional 2 hours of planning/prep time and includes the same elements listed in the Mini Staging Day.
*This option may be good if you have a larger home or one that has more than a few hours of work to be done. It simply extends our time together to include a full day of work, following the detailed Home Action Plan from the consultation, and tackling the main areas of the home while staging and photographing each room.
After the initial consultation, or in combination with the additional services listed above, we will create a budget and shop for those recommended accessories that serve as investments in the sale of your home. Statistically, buyers are willing to pay a premium for homes with updated accessories. I'm an expert at sourcing the best items at the most reasonable prices! This option is cash only, up front, for the budgeted item amount.
Receipts and change will be given at delivery of the items.
Accessory Rental - Price varies by selection
If new purchases are not an option for you, an accessory rental package from CG Statement Designs may be a more budget-friendly option that will help you achieve that modernized look buyers aspire to see in your home. Suggested accessories will be selected individually to complement and/or update your current home furnishings and meet the needs of your home to get that "at home" look.
Note: Not all homes meet the standards required for accessory rental and will be determined on a case by case basis by the Stager.
