Occupied Staging Consultation with DIY Report (Now Virtual!)
A virtual staging consultation of your home (up to 3 hours) via Zoom, Facetime, or method of choice. A thorough room-by-room assessment of the home will be completed with the homeowner. (Homeowners will be instructed in and asked to take and send photos of their home prior to the appointment for stager to best prepare). The consultation discussion and report recommendations will include:
- Furniture arrangement and flow
- De-cluttering, cleaning, and optimizing space
- Lighting, color advice, and accessory arrangement
- Creating focal points to guide the buyer's eye to desired assets
- Generating emotional connection points so buyers fall in love!
Following the consultation, the homeowner(s) will receive a personalized written report to use as a DIY checklist of items to complete as discussed.
We will also discuss shopping list items that should be purchased to create a modernized look as well as any cosmetic changes, if needed, that will have a powerful ROI or are simply necessary to sell in your marketplace.

Guided by your personalized consultation report, this service is up to 4 hours in-person in the home and includes:
- Staging main living area(s)
- Kitchen staging with organizational strategies
- Main bathroom and master bedroom/bathroom staging
- Other key living spaces as time permits (den, patio, kid’s rooms, etc)
This service is up to 7 hours in the home and includes the same elements listed in the ½ Staging Day. It simply extends our time together. If you have a large home, multiple living areas, or just need the extra help, this is a good option for you. Your personalized consultation checklist will be the guide to tackling the home room by room to achieve the MLS picture day worthy style it deserves.
*Remember: The goal is to have the home ready for MLS pictures following staging!
Staging Day Things To Know:
*Any recommended shopping items from the consultation should be purchased prior to a staging day to allow stager to style the home to the desired look. If you would prefer the stager shop for you, details can be arranged.
**House is expected to be cleaned and prepped for staging day as discussed in the consultation. Cosmetic updates if any, will be completed prior to staging day.
COVID-19 Update: A mask will be worn at all times by the stager and requested to be worn by the homeowners when working closely together in the home. Any equipment or décor/accessories brought into the home by the stager will be properly disinfected per CDC guidelines prior to use or placement in the home. Proper handwashing and hygiene will be adhered to throughout the staging day.
Optional Add-on Services
Personal shopping: $99
After the initial consultation, or in combination with the additional services listed above, we will create a budget and I will shop for those recommended accessories or décor items that serve as investments in the sale of your home.
Statistically, buyers are willing to pay a premium for homes with updated accessories.
I'm an expert at sourcing the best items at the most reasonable prices! The best part is, you'll have new home decor items to start fresh in your new home!
If new purchases are not an option for you, an accessory rental package from CG Statement Designs may be a more budget-friendly option that will help you achieve that modernized look buyers aspire to see in your home. Suggested accessories will be selected individually to complement and/or update your current home furnishings and meet the needs of your home to get that "at home" look that buyers desire.
